For over four decades, the Hiranandani Group has redefined luxury living in India by pioneering the integrated township concept. Its vision goes far beyond building homes, creating ecosystems that blend residences with offices, schools, hospitals, retail and open spaces. Flagship developments such as Hiranandani Gardens in Powai and Hiranandani Estate in Thane are widely seen as templates for self-contained, walkable communities. At the centre of this transformation is co-founder and managing director, Niranjan Hiranandani. Born in 1950, Hiranandani studied commerce at Sydenham College, qualified as a chartered accountant, and began his career in textiles before entering real estate with his brother Surendra in 1985. Their first project, Hiranandani Gardens, set benchmarks in architecture, infrastructure and sustainability.

Under his leadership, the group diversified into education, health care, hospitality, energy and data centres, most notably through Yotta Infrastructure and its NM1 facility, one of the world’s largest. Hiranandani has also held leadership roles as president of Assocham, vice chairman of NAREDCO, and Provost of HSNC University. His net worth, estimated at $1.4 billion (2024), places him among Forbes’s 100 richest Indians.

Philanthropy is central to his legacy. Through the Hiranandani Foundation, schools have been established in Powai, Thane and Chennai, delivering quality education to thousands. In health care, the Dr LH Hiranandani Hospital—established in Powai in 2004 and later expanded to Thane—has grown into a renowned tertiary care institution with an eco-friendly design.

Sustainability remains a guiding principle across his projects, with water recycling, Miyawaki forests, and energy-efficient planning embedded into township design. Beyond business, Hiranandani supports initiatives such as Goodfellows, a senior companionship startup, and co-trusteeship of the Tata Parkinson Trust, personally invited by the late Ratan Tata.
