Scaling with turnaround projects: Adani Realty
Among the most valuable unlisted real estate companies, Adani Realty has a footprint spanning Ahmedabad, Mumbai and NCR. The company has hyper-scaled via acquisitions and reviving distressed projects.

Adani Realty has delivered over 31 million sq ft of real estate and has another 400 million sq ft in development across Ahmedabad, Mumbai and the National Capital Region. In July 2025, it was named the most valuable unlisted real estate company in India by a private entity’s top 150 list, valued at ₹52,400 crore.
Adani Realty’s portfolio features several landmark projects. In Ahmedabad, it is widely recognised for its large-scale Shantigram Township. In Mumbai, Adani Realty has been involved in a series of high-profile projects. One of its notable strategies has been the acquisition and revival of distressed real estate projects, which has enabled the company to scale rapidly and cost-effectively. A prime example is the Ten BKC project in Mumbai—revived and completed by Adani Realty—now a significant landmark on the city’s skyline.
Beyond conventional residential and commercial developments, Adani Realty is also playing a leading role in government-backed redevelopment initiatives. Its most ambitious undertaking is Mumbai’s Dharavi slum redevelopment project, which aims to transform one of the world’s largest informal settlements into a modern, sustainable township. This high-stakes endeavour highlights the company’s bold ambition and its role in shaping the future of India’s urban infrastructure.

Adani Realty’s projects are tailored to meet the evolving aspirations of modern India, with a strong emphasis on quality, innovation and sustainability. Many developments incorporate green building practices, energy-efficient infrastructure and smart home features.
At the helm of this growth story is Pranav Adani, who holds a BSc in Business Administration from Boston University and has completed the Owners/President Management Program at Harvard Business School. His business acumen extends well beyond real estate: Since 1999, he has led Adani Wilmar, where he built the Fortune brand into a household name with over 20 percent market share in edible oils. He has also spearheaded diversification into agriculture, city gas distribution and media. Additionally, Pranav has held influential industry positions, including serving as president of the Ahmedabad Management Association and chairman of Gujarat’s CII State Council.
Together, Adani Realty’s ambitious projects and Pranav’s dynamic leadership continue to redefine the contours of India’s luxury real estate landscape.
