P Dayananda Pai and P Satish Pai, co-founders of Century Real Estate Holdings, have solidified the company’s position as a leader in Bengaluru’s real estate sector since its founding in 1973. Dayananda, a distinguished educationist and philanthropist, and Satish, a strategic leader with industrial expertise, have transformed Century from a land aggregator into an integrated developer, delivering over 6 million sq ft of projects and growing the team to over 300 professionals. Based in Bengaluru, Century holds the city’s largest land bank, over 3,000 acres valued at more than ₹2,000 crore, with a development pipeline exceeding 10 million sq ft across residential, commercial and integrated townships.
Their strategy emphasises premium, sustainable developments in high-growth areas like North and East Bengaluru, prioritising innovation and community trust. As Dayananda stated in a 2025 interview, “We aim to craft spaces that blend sustainability with aspirational living, shaping Bengaluru’s future.” This vision drove FY25 sales to ₹1,809 crore, an 80 percent year-on-year surge, with luxury residential projects contributing 70 percent and average realisations.

For FY26, Century plans over 10 residential and plotted projects with a combined gross domestic value of ₹9,000 crore, alongside 1.5 million sq ft of commercial space within a 4.5 million sq ft portfolio over three years. The company raised ₹1,850 crore in debt funding to capitalise on strong property demand and aims to double its commercial portfolio to 50 percent in five years. Key launches include Codename Built Rare in Indiranagar, which achieved ₹450 crore in pre-launch sales for 347 high-end residences starting at ₹8 crore.
Century’s flagship projects, like the LEED-certified Century Horizon and sustainable Century Greens, set benchmarks with world-class amenities and green practices. These developments attract high net worth buyers, delivering strong capital appreciation and rental yields. The Pais’s commitment to integrity and philanthropy through the Century Pai Foundation has earned industry recognition, positioning Century as a trusted leader. Their vision creates aspirational environments that redefine urban living and ensure enduring value in Bengaluru’s dynamic market.
